Emerald Lakes Community Development District
The Emerald Lakes Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and established on June 21, 2018 by the City Council of the City of Palm Bay, Florida, Ordinance No. 2018-17 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Emerald Lakes CDD encompasses an area of approximately 1,561 acres in the City of Palm Bay, Florida. The land within the District is generally located east of Babcock Street (State Road 507), south of Grant Road, west of US Highway 1, and north of Micco Road. The District is located in all four quadrants of a new I-95 interchange.
The Emerald Lakes CDD is also authorized to exercise additional powers to finance, plan establish, acquire, construct, reconstruct, enlarge or extend, equip, operate and maintain systems and facilities for parks and facilities for indoor and outdoor recreational, cultural and educational uses as authorized and described in 190.012(2)(a) of the Act; security powers in accordance with Section 190.012(2)(d) of the Act; and all of the powers necessary, convenience, incidental or proper in connection with any of the powers, duties or purposes authorized by this Ordinance of the Act.
